Terms & Conditions
By signing up for a Collaborate membership, you agree to the following terms and conditions:
Fees Due at Signup
The following fees are due at sign up: a security deposit (as specified in your plan), first and last month's fee, and first month's fee for any "extras" that have been selected. If applicable to your plan, a one-time key card fee will also be due at sign up.
Membership Fee
Fees are due on the first of each month. Membership fee will be paid to the following address or to such other person or place as the Management may later designate in writing:
Belton Skyline, LLC, 500 N. Loop 121, Belton, TX 76513.
Valid credit card must be provided at agreement execution to be kept on file.
If fee is not actually received within 5 days after it is due, Member will pay a late fee equal to 10% of the amount due. Collaborate will collect by charging the credit card on file for the membership fee due + late fee. Returned check fee is $45.
After three consecutive months of late payment by member, Management has the option to terminate this agreement.
Cancellation Policy
All plans are month-to-month agreements. Members can cancel the agreement with 30 days written notice to the Management. At that time, an expiration date of the agreement will be set, final invoice will be sent for outstanding fees, and "move-out" instructions will be provided to the Member.
The Management must give 30 days’ notice of any changes to pricing, terms, or conditions of the agreement.
If the Member follows the terms and conditions of this agreement in good faith and without damaging the Premises, the Security Deposit will be returned within thirty (30) business days of agreement expiration date. Otherwise, any repairs needed for the Premises will be deducted from the Security Deposit. If Member renews for another term, the security deposit can be transferred to the renewal term at the discretion of the Management.
Amenities
This membership includes the following: Internet, copy/print access, shredding service, meeting room access, business address, furniture, shared break area and bathrooms, utilities (including water, sewer, trash, electricity, HVAC) and weekly cleaning.
Management may make additional amenities available to members over the term of this agreement at their discretion. Additional "extras" available for purchase.
A copy code will be provided after sign up. Per page copy cost will be added to your monthly invoice. Cost is 1 cent per black and white copy, 10 cents per color copy. Scanning to email is no charge.
Mutual Responsibility
Management shall maintain and make necessary repairs to the roof, structural components, exterior walls, and interior common walls of the premises, the plumbing, electrical, heating, ventilating, and air-conditioning systems. Management will regularly clean and maintain the parking areas, yards, common areas, and exterior of the building and remove litter so that the premises will be kept in an attractive condition.
Member shall keep the Premises clean and well maintained at all times, so that the Premises shall be in marketable condition. Any damages caused by the member, member’s employees, or member’s guest are the responsibility of the member to repair or correct.
Member shall respect the privacy and space of other members ensuring that Collaborate is conducive to work and other members are able to conduct their business.
Management has the right to terminate this agreement at any time due to member miss-conduct.
Member shall not provide regular building access or Internet access to non-members. It is important to ensure paying members have adequate access to Collaborate space and services. Note that abuse of this policy may result in termination of membership or restricted access to the space.
Damages
Whenever damage is caused by the carelessness, misuse, neglect or intentional acts on the part of the Member, Member’s guests or invitees, Member agrees to pay for the cost of all repairs and labor within 30 days of Management’s demand for payment. Member agrees that appliances and furniture owned solely by Management shall remain in the interior of the leased premises at all times. Damages caused by furniture being taken or placed outside will be the responsibility of the Member.
Insurance
Management agrees to carry fire and hazard related coverage insurance for the Premises. Management is not responsible for member’s personal property within the Premises. It is recommended that the member caries public liability, renters, and business loss insurance that includes the Management as an insured party for personal injury. This agreement automatically releases the Management and Member from each other in reference to liability for property, loss, damage, personal injury, or anything else covered by the insurance plan.
These terms and conditions supersede any other writings in relation to Collaborate @ Belton Skyline and have authority over any oral agreements made between the Management and Member.
